Ptown Perch accommodates up to four registered guests. It is a one-bedroom condo with a California king bed in the bedroom and a queen sleeper sofa in the living room. Because the second sleeping space is in the living room, guests using it should expect less privacy than the enclosed bedroom provides.

Yes. Bedding and pillows are provided when the queen sleeper sofa will be used. Please keep the guest count on the reservation accurate and message us through Airbnb if your group plans to use both sleeping spaces so we can prepare the condo appropriately.

Yes. The backyard garden is reserved exclusively for Ptown Perch guests during their stay; it is not a shared courtyard. The garden includes a brick patio, outdoor dining, lounge seating, mature plantings and evening string lights, offering a calmer counterpoint to Commercial Street.

Yes. The condo is one story above Commercial Street and is reached by a long exterior staircase. There is no elevator, and guests need to carry their luggage up the stairs. Travelers who cannot comfortably manage stairs should take this into account before booking.

Ptown Perch is directly above Commercial Street, so the street-facing rooms can be lively, particularly at night and during major summer events or theme weeks. The garden and rear of the property generally feel calmer, but complete silence cannot be promised. Yes. Ptown Perch has central air conditioning and heating, along with an additional unit in the living room for extra comfort on especially warm days.

The condo has a full kitchen with full-size appliances, cookware and a dishwasher, making it practical for anything from morning coffee to meals at home. An in-unit washer and dryer are also available, and laundry detergent is provided.

Yes. Airbnb lists a tested Wi-Fi speed of 491 Mbps, and the bedroom includes an adjustable standing desk and bedside device chargers. The setup works well for video calls and ordinary remote work, although internet speeds can occasionally vary.

Ptown Perch does not have dedicated parking. We recommend the paid municipal lot at Grace Hall, approximately 0.1 miles from the condo. Guests can typically unload near the property when traffic access allows, then park and enjoy Provincetown on foot. Legal street parking may also be available farther from the center, but availability is not guaranteed. Current rates and parking information are available on the Town of Provincetown parking website.

Guests can typically stop near 220 Commercial Street briefly to unload luggage when traffic access allows, then move the car to a legal parking space. Commercial Street access can be restricted during parades, special events or temporary street closures, so pulling up directly near the condo cannot be guaranteed.

Yes. Ptown Perch is well suited to a car-free stay because restaurants, galleries, shops, nightlife, the harbor and many central Provincetown attractions are within walking distance. Seasonal passenger ferries arrive at MacMillan Pier, and once guests are settled, most do not need a car for everyday plans in town.

Check-in begins at 4:00 p.m., and checkout is by 11:00 a.m. The condo offers self check-in by keypad, and confirmed guests receive their arrival instructions and access code through Airbnb before check-in.

Early check-in is not guaranteed. Guests should plan on the confirmed 4:00 p.m. check-in time. If the condo is cleaned, inspected and ready earlier, we will contact the guest through Airbnb as soon as early access becomes available.
